Choice Based Letting

New System for Allocating Properties
All properties in Wick, Landward Caithness and all flats in Thurso are now allocated through Choice-Based Lettings.  This lets you tell us what housing you are interested in and then you are added to a waiting list.

Choice based lettings is where vacant properties will be advertised and applicants of the Highland Housing Register will register an interest for that property.  The property will then be allocated to the person who registered an interest and has the greatest need.  The properties will be added to the list on a daily basis as and when they become vacant and you will have until 2pm on the 5th working day to register an interest.  By changing how allocations are done it could mean that those who might previously have thought they couldn't be housed, might now be able to.

You must have a Highland Housing Register Application and only register an interest in properties you wish to live in.

How to bid for a property
You must register your interest in that property before the closing date as advertised.

You can do this by using the email in the advert or contacting the landlord of the property or calling into their office.

You can bid for any properties which are advertised and that you are eligible for.

What Happens After the Closing Date
An allocation will be made to the person who has the most points or oldest applications who has registered an interest.

When you find out if you have been successful
If you were successful you would receive an offer of housing within 5 days of the closing date.  We will not write to those who aren't successful.

Deadline for accepting an offer
You must respond to an offer within 2 days, this information will be clearly stated on the offer letter you receive.

If you get more than 1 offer
You can choose which offer you prefer and accept.

What happens if you refuse a property you have been offered
If you refuse an offer more than twice (or once if you have homeless priority points) your application will be suspended and you will not receive any offers for 6 months unless you have refused because you received more than 1 offer of housing at the same time. This rule is not curently applied by Pentland Housing Assoc.

What happens to your application if you don't bid for a property
All properties in Wick, Landward Caithness and flats in Thurso are included in choice-based lettings.  If you do not bid for any of these, your application will still be considered for houses in Thurso along with all other applicants.

Eligibility
Details of what size properties different households are eligible for according to the Highland Housing Register Allocations Policy:
  • Single person - 1 bed or sometimes 2
  • Couple - 1 bed or sometimes 2
  • Couple or parent and 1 child - 2 bed
  • Couple or parent and 2 children - 2 or 3 bed depending on ages
  • Couple or parent and 3 children - 3 or 4 bed depending on ages
  • Couple or parent and 4 children - 4 bed
We try to make best use of our stock and to use the above criteria when we allocate our properties.  However, there will be times where a household will be considered for a property with more bedrooms than they need.

How properties are allocated
After the closing date for the property the applicant with the most points on the list who has registered an interest or oldest application if equal/no points will be made an offer of the property.

What happens to your application if you don't bid for a property
All properties in Wick, Landward Caithness and flats in Thurso are included in choice-based lettings.  If you do not bid for any of these, your application will still be considered for houses in Thurso along with all other applicants.
