High Ormlie Development The houses have been designed to capture as much sunlight as possible and include solar panels to help reduce energy bills. Linked to this is the high level of insulation to help reduce residents energy costs even more. The Association has also been speaking to the Caithness Biodiversity Forum to advise us on the most appropriate plants to plant on the estate to help sustain wildlife. The completed development will consist of 22 properties, made up of 2 x 2 bedroom wheelchair bungalows, 8 x 2 bedroom, 6 x 3 bedroom and 6 x 4 bedroom houses and will include 4 houses for Homestake sale. |

| Garage Improvements The improvement works that was promised on our garages is about to commence at Heathfield Road, Ormlie Crescent, Dunbar Terrace and Pennyland Drive. It was intended to start this work in the Spring of 2007 however delays in tendering the works and agreeing upon specifications has delayed the work until now. However it is planned to have all of the work intended for this financial year, which runs from 1 April 2007 to 31 March 2008 completed by March 2008. The improvements work will see the roofs, doors and rainwater goods replaced, resulting in a vastly improved garage provision on these sites. This marks the start of the improvement works to the remainder of our garages which were transferred to our sister company Pentland Community Enterprises in 2006. It is also intended to provide a number of larger storage units for domestic and commercial needs on our Brownhill Road site early in 2008. |

Homestake - A Shared Equity Scheme
These properties are for sale under the Homestake scheme. This means that we will keep a financial stake in the property so you do not have to fund it all, with no rent to be paid on the stake we hold. You will pay between 60% and 80% of the full sales price and have the option later to increase your stake and own your home outright. |

Further Development From Pentland Housing Association Ormlie Allotments, Thor House Development Pentland Housing Association are pleased to announce that the housing development at Ormlie Allotments, Thurso is now underway. The work is being carried out with funding from Communities Scotland with architects Pentarq and local builders O’Brien Construction Ltd. The completed development will consist of 22 properties, made up of 2 x 2 bedroom wheelchair bungalows, 8 x 2 bedroom, 6 x 3 bedroom and 6 x 4 bedroom houses. The site has been designed to capture as much solar gain as possible with spacious open planned houses situated in a generously sized scheme to allow for space between properties. They will be highly insulated, south facing, timber framed, ½ timber clad properties with solar collectors for hot water with electric heating as back up. Sustainable drainage also minimizes the risk of flooding and controls water flow into the existing drainage system. The development is scheduled for completion in December 2008Saltoun And Miller Street Wick Continuing Pentland Housing Association’s commitment to the regeneration of the historic but run down Lower Pulteneytown area where we completed 6 Flats and 10 houses in April 2005 in Telford Street we now intend to finish this housing development with a further conservation and conversion on the corner site of Saltoun and Miller Street. The current derelict properties are to be refurbished to modern standards with high performance double glazed timber windows with electric heating. Extra funding has been accessed to enhance the existing period details such as the stone façade, windows, slate roof and dormer windows. The funding has been provided by Communities Scotland, The Highland Council, Heritage Lottery and Caithness and Sutherland Enterprise. This scheme is to be carried out with the same Developer as was the Telford Street scheme, MM Miller (Wick) Ltd. The Miller Street part of the site was formerly the offices of the North of Scotland Water Authority, both this and the rest of the site have previously been unused for years and have only recently been purchased by the developer. The development will consist of 1 x 1 bed flat, 1 x 2 bed flat, 1 x 3 flat with a split of rented and shared equity, with 2 flats being marketed as shared equity. The rest of the ground floor is to be converted into office space. |
